The short answer
Service a water heater in Dubai at least once a year. Dubai Municipality advises regular maintenance by specialists. The best time is October or November, before the cooler months when you rely on hot water most. Replace the thermostat and safety valve every two years, the interval Trakhees sets for the areas it regulates.
Why once a year?
Scale and sediment build up in the tank and on the element every month the heater runs. The anode rod, which protects the tank from rusting, slowly wears away. A yearly service catches both before they turn into a burnt-out element or a leaking tank.
Dubai maintenance firms recommend servicing at least once a year, and Dubai Municipality urges periodic maintenance by specialists.

When is the best time to service a water heater in Dubai?
In July and August, cold water from rooftop tanks often runs warm, and many households switch their heaters off. When they switch them back on in October, faults that built up over the year show up all at once. Booking the service in October or November means it is done before demand peaks in winter.
What does a water heater service include?
A proper annual service covers:
- Draining and flushing the tank to remove sediment and scale
- Inspecting the anode rod, and replacing it if it is used up
- Testing the pressure relief (safety) valve
- Checking the thermostat, heating element and wiring
- Checking every fitting for leaks
How much does a water heater service cost?
Urban Chill's annual service is AED 199 + VAT per heater, or AED 149 each when we service two or more in one visit. Parts are quoted before fitting.

What about buildings with many water heaters?
Hotels, restaurants, clinics and residential towers do better with a planned maintenance contract than with one-off bookings. Every unit is serviced on a schedule, and each visit is logged in a report for audits and insurers.

Frequently asked questions
Can I flush my water heater myself?
You can, but it means isolating the power and water, draining very hot water and handling the safety valve. A mistake can scald you or leave the valve leaking. Most people book it with the annual service.
Do I need to service a heater I rarely use?
Yes. A heater that sits unused still collects sediment, and its safety valve can stick. Service it before you start relying on it again.
Do buildings need a maintenance contract?
Buildings with many heaters or a central system do better with a planned maintenance contract and service logs.
