The short answer
Switch your water heater off and call a technician if you see a constantly dripping safety valve, water that is scalding hot, banging or popping noises, scorch marks or a burning smell, a breaker that keeps tripping, or rust and water around the tank. The safety valve and thermostat stop a heater building up dangerous pressure.
What are the warning signs of an unsafe water heater?
Any one of these needs attention:
- The safety valve drips constantly, or someone has capped or plugged it
- Hot water comes out scalding, which suggests a faulty thermostat
- Banging, popping or loud rumbling while the heater runs
- Scorch marks, melted plastic or a burning smell near the heater
- The breaker or isolator trips repeatedly
- Rust, bulging or water around the tank body

What does the safety valve do?
A storage water heater is a closed tank of very hot water under mains pressure. If the thermostat fails and keeps heating, both temperature and pressure rise. The pressure relief valve opens to release water before the tank reaches a dangerous point. A missing, wrong or blocked valve removes that protection.
What do Dubai rules say?
A Trakhees (PCFC) safety circular for the areas it regulates requires electric water heaters certified by ESMA and Dubai Central Laboratory. It also requires the thermostat and pressure relief valve to be replaced every two years. Trakhees issued a safety alert after a water heater explosion on Palm Jumeirah was traced to a non-compliant thermostat. Gulf News has also reported an explosion in Al Ain caused by a wrongly replaced safety valve.
These rules apply to Trakhees-regulated areas, but the standard is sensible for every Dubai home.
What should I do if I see a warning sign?
Switch the heater off at its isolator, close the cold water inlet, and keep people away from it. Do not cap a dripping valve or keep resetting a breaker. Book an inspection.

Frequently asked questions
How often should the safety valve be replaced?
Trakhees requires replacement every two years in the areas it regulates. We test the valve at every service and replace it on every new installation.
Is it normal for the safety valve to release some water?
A small release while the heater warms up can be normal. A constant drip is not, so get it checked.
How do I know my heater is certified?
Look for the certification marks on the heater's label. If you cannot find one, send us a photo of the label and we will check it.
