The short answer

Switch the heater off at its isolator, close the cold water inlet valve, and put a bucket under the drip. Then find where the water comes from. Leaks at pipe fittings or the safety valve are usually cheap repairs. Water coming from the tank body itself means the heater needs replacing.

What should I do first when my water heater leaks?

Stop the damage before you diagnose anything:

  • Switch off the heater's electrical isolator (often a switch with a red light near the heater)
  • Close the cold water inlet valve that feeds the heater
  • Place a bucket or towels under the leak, and protect the ceiling below if the heater is overhead
  • Do not open the heater's cover or touch wiring while anything is wet

Where is the leak coming from?

Most Dubai apartments have the heater above a false ceiling or in a utility cupboard, so you may only see a stain at first. Look closely at these four places:

  • Pipe fittings and unions at the top or side: usually a loose or worn joint. Repairable.
  • The pressure relief (safety) valve or its drain pipe: a worn valve or pressure that is too high. Repairable, and important to fix.
  • The element cover area: a failed gasket around the heating element. Repairable.
  • The tank body, seams or bottom: internal corrosion. Not repairable. The heater needs replacing.

Is a dripping safety valve dangerous?

A valve that releases a little water while the heater warms up can be normal. A constant drip is not. It means the valve is worn, or the pressure or temperature is too high. Never plug or cap a dripping safety valve. It is the part that stops the tank building up dangerous pressure.

Frequently asked questions

Can I keep using a leaking water heater?

Not safely. Water near the electrical parts can trip the breaker or worse, and a small tank leak only grows. Switch it off and have it inspected.

Will my landlord pay for a leaking water heater?

In many Dubai tenancies, major repairs and replacements fall to the landlord, while minor maintenance falls to the tenant. Check your tenancy contract and tell your landlord or agent straight away, in writing.

Why is water leaking from my ceiling under the heater?

Heaters above false ceilings drip onto the ceiling board first. The source can be the tank, a fitting or the safety valve drain. Switch the heater off and get it inspected before the board gives way.
